How long does buying a house take in Surrey?

Most purchases take 10 to 14 weeks from offer to completion. Here is where the time goes.

Most of the purchases we handle complete 10 to 14 weeks after the offer is accepted. A chain-free purchase with a cash buyer can be faster; a long chain or a leasehold flat is usually slower.

Weeks 1 to 2: getting started

We check your identity, take the first payment for searches and receive the draft contract from the seller's solicitor. Order your mortgage valuation and survey at the same time.

Weeks 2 to 6: searches and enquiries

Local authority searches in Surrey currently come back in 1 to 3 weeks. We read the title, the contract and the property forms, and raise questions with the seller's solicitor.

Weeks 6 to 12: mortgage offer and exchange

Once the enquiries are answered and your mortgage offer has arrived, we report to you in writing and you sign the contract. Exchange makes the deal binding, and the completion date is fixed.

The biggest delays we see are slow replies to enquiries further down the chain and mortgage offers that expire. Ask your broker how long your offer lasts.

Completion

On completion day we send the money, you collect the keys, and we pay Stamp Duty and register you as owner with HM Land Registry.
